Ashland had a strong summer, with more sales and less waiting

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. Ashland ran well ahead of that. The Real Estate Data Aggregator counted a median sale price of $503,750 in ZIP 23005 for the three months ending August 31, 2026, up 16.3% from the same months of 2025. That gap matters. It points to real demand in Ashland, not just a rising tide lifting every market.

The Real Estate Data Aggregator counted 94 homes sold in Ashland, up 56.7% from the same summer months of 2025. That is a big jump. New listings rose too, up 53.8% to 100, so this was not a market where prices climbed only because nothing was available. Buyers showed up, and sellers listed. Both sides were active.

Homes moved fast, and many went above asking

The Real Estate Data Aggregator put the median days on market in Ashland at 21 days, 14 days shorter than the year before. That is a meaningful shift. And 45.5% of homes went under contract within two weeks of listing, up 16.4 points from 2025. Nearly half of all homes were gone before most buyers even had time to schedule a second look.

The average sale price came in at 100.1% of list price, according to the Real Estate Data Aggregator. That means sellers, on average, got every dollar they asked for. And 28.7% of homes sold above list price, up 0.4 points from a year before. Not every home sparked a bidding situation, but more than one in four did.

Mechanicsville tells a different story next door

Mechanicsville is a different market, and the numbers show it. The Real Estate Data Aggregator counted 128 homes sold in ZIP 23116, down 10.5% from the same months of 2025. Homes for sale fell 12.7% to 62. Supply stayed locked at 1.5 months, unchanged from a year ago. There is simply less to choose from, and that is keeping the market tight.

Mechanicsville's median sale price came in at $538,700, up just 0.2% from a year before, per the Real Estate Data Aggregator. Prices held steady but did not climb the way Ashland's did. Median days on market was 15 days, 3 days shorter than 2025. And 47.1% of homes went under contract within two weeks, up 6.6 points. Speed is not the problem in Mechanicsville. Inventory is.

The wider picture: rates are up, and that matters

CNBC reported the average 30-year fixed mortgage rate at 7.41% as of October 21, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. Ashland and Mechanicsville are not showing those signs locally, but the rate environment shapes what buyers can afford.

Taken together, the Real Estate Data Aggregator counted 222 homes sold across both ZIP codes, up 9.4% from the same summer of 2025. New listings rose 22.7% to 227. Pending sales climbed 15.8% to 198. Both towns added supply, and buyers absorbed it. That is a healthy sign, even with rates where they are.

In short
  1. Ashland had a standout summer: more sales, faster closings, and prices well above the national pace.
  2. Mechanicsville stayed tight and quick, with less inventory but strong demand.
  3. One street can read very differently from the ZIP code as a whole.
  4. If you want to know what your specific home looks like in this market, the numbers above are the starting point, not the whole answer.
