Ashland picked up speed even with mortgage rates above 7%

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That would slow most markets. Ashland did not slow. The Real Estate Data Aggregator counted 94 homes sold in Ashland in the three months ending August 31, 2026, up 56.7% from the same months a year before. More sellers listed, and buyers still showed up.

New listings in Ashland rose 53.8% year over year, according to the Real Estate Data Aggregator. That is 100 new listings in one three-month stretch. More supply came to market, and the market absorbed it. That tells you something about demand.

Nearly 3 in 10 homes (28.7%) sold above list price. And 45.5% of homes went under contract within two weeks of listing, up 16.4 points from a year before. Those are not the numbers of a market that flinched at 7% rates.

Mechanicsville: still tight, still moving

Mechanicsville is a different market. The Real Estate Data Aggregator counted 128 homes sold in ZIP 23116 in the three months ending August 31, 2026, down 10.5% from a year before. Fewer homes for sale, down 12.7% year over year, likely explains part of that. Less inventory means fewer closings, not less demand.

One note worth keeping in mind: a single street can read very differently from a whole ZIP code. The numbers above cover broad areas. Your home's street, condition, and price point all shape the real outcome. These figures are from the three months ending August 31, 2026. Also, school zoning lines change, so always verify with Hanover County directly.
