Ashland saw more listings, more sales, and less time on market
The Federal Housing Finance Agency reported U.S. home prices rose 2.4% year over year through August 2026. Ashland ran well ahead of that pace. The Real Estate Data Aggregator counted a 16.3% rise in the median sale price in ZIP 23005 over the same period. That gap is worth knowing if you own there.
The national figure from the Federal Housing Finance Agency was 2.4%. Ashland came in at more than six times that rate. That does not happen by accident. More buyers showed up, and well-priced homes moved quickly.
What the Ashland numbers show
The Real Estate Data Aggregator counted 94 homes sold in Ashland in those three months. That is up 56.7% from the same period in 2025. New listings rose 53.8%, so supply and demand both grew. Median days on market fell to 21, down 14 days from a year before. Buyers had more to choose from, but they still had to move.
Nearly half of Ashland homes went fast. The Real Estate Data Aggregator found that 45.5% of listings went under contract within two weeks of hitting the market. That share is up 16.4 points from a year ago. And the average sale price came in at 100.1% of list price, meaning sellers, on average, got every dollar they asked for.
At 2.3 months of supply, Ashland is still a fairly tight market. Six months is considered balanced. Buyers had more options than a year ago, but competition did not disappear.
Mechanicsville tells a different story
Mechanicsville is a separate market. The Real Estate Data Aggregator counted 128 homes sold in ZIP 23116 in the three months ending August 31, 2026. That is down 10.5% from the same period in 2025. Prices barely moved, up just 0.2% to a median of $538,700.
Mechanicsville moved faster, though. Median days on market was 15, three days quicker than a year ago. The Real Estate Data Aggregator found that 47.1% of Mechanicsville homes went under contract within two weeks, up 6.6 points from 2025. Supply stayed tight at 1.5 months, unchanged from a year before. Fewer sales, but the homes that sold moved quickly.
Mechanicsville also saw 35.9% of homes sell above list price. That is down 1.2 points from a year ago, a small dip. The average sale-to-list ratio held at 100.1%. Sellers still got their price, on average.

What rates mean for buyers right now
Rates are not helping. Realtor.com reported mortgage rates peaked at 7.40% in mid-October 2026. As of the four weeks ending November 1, 2026, the rate had eased to 7.24%, according to Redfin. That is still a meaningful cost for buyers in either market. Nationally, Realtor.com reported pending sales fell 10.5% year over year in October 2026, the steepest drop since October 2023. Local pending sales in both Ashland and Mechanicsville held up better than that national figure.
- Ashland prices rose sharply, sales volume jumped, and homes moved faster.
- Mechanicsville prices barely moved, sales dipped, but pace stayed quick and supply stayed tight.
- Both markets are interesting right now, and one street can read very differently from the ZIP code as a whole.
- These numbers cover the three months ending August 31, 2026. Always verify school zoning directly with the county, since lines change.
