Goochland's high end pocket is seeing fewer listings and higher prices
Most of the country saw prices rise 2.6% year over year, according to the Federal Housing Finance Agency. One pocket of Goochland saw nearly nine times that. That gap is worth understanding, whether you own there or want to.
ZIP 23103: the Manakin-Sabot area
The Real Estate Data Aggregator counted 45 homes sold in ZIP 23103 in the three months ending August 31, 2026. That is 50% more than the same three months a year before. At the same time, new listings fell 27.7%, down to just 34. Fewer homes coming to market, more homes selling. That is the short version of why prices moved.
Homes in ZIP 23103 sold for an average of 104% of list price, according to the Real Estate Data Aggregator. That is up 3.3 points from a year before. Four in ten homes sold above asking. When supply is this thin, priced-right homes draw real competition.
What the national picture looks like
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a steady, modest gain. The 22.4% move in ZIP 23103 is a different story, driven by local supply, not a national wave. CNBC reported the average 30-year fixed mortgage rate reached 7.49% last week. That is real pressure on buyers across the country, including here.
The rest of Goochland: a different read
Not every ZIP in the area moved the same way. That is worth knowing before you draw conclusions about your own home.
ZIP 23238 is the one ZIP where the median price dipped, down 2.6% to $510,000 per the Real Estate Data Aggregator. Homes there still sold in a median of 13 days, and 45.3% sold above list. A lower median does not always mean a softer market. It can reflect which homes happened to sell in that window.
ZIP 23059 added inventory. The Real Estate Data Aggregator counted 222 new listings there, up 36.2% from a year before, and homes for sale rose 52.1% to 146. Months of supply climbed to 2.8. Buyers in that ZIP have more to choose from than they did a year ago. The median price still rose 5.2%, to $578,750.
What this means if you own in ZIP 23103
Fewer listings coming to market, more sales closing, and prices up 22.4%. Those three things together explain why well-priced homes in this pocket are drawing offers above list. The Real Estate Data Aggregator shows 32% of homes went under contract within two weeks of listing, even as that share fell 28 points from a year before. Homes are still moving. They are just not all moving instantly.
What this means if you want to buy in ZIP 23103
Only 32 homes were for sale in the three months ending August 31, 2026, down 5.9% from a year before, per the Real Estate Data Aggregator. With 2.2 months of supply and a sale-to-list ratio of 104%, the math favors sellers on well-priced homes. Add a 7.49% mortgage rate from CNBC, and the cost of waiting is real on both sides.
