Hanover sales rose even with fewer homes on the market
More homes sold in Hanover this summer. Fewer were available to buy. That combination tells you something important about where demand stands right now.
Richmond BizSense reported this year that a Hanover property was assessed at $2.3 million. That same parcel sold for $130,750 back in 2016, according to Richmond BizSense. Ten years of appreciation, compressed into one number. It is a reminder of how much the county has changed.
The Real Estate Data Aggregator counted 232 sales across Hanover in the three months ending July 31, 2026. That is up 13.7% from the same stretch a year before. At the same time, the number of homes for sale fell 5.3%, to 126. More buyers, fewer choices.
New listings rose 21%, which is real progress. But homes are moving fast enough that supply stayed tight. The Real Estate Data Aggregator shows pending sales up 8.5% as well. Buyers are still active.
Mechanicsville area (ZIP 23116): fast and competitive
ZIP 23116, which covers Mechanicsville and the subdivisions around it, was the busier of the two ZIP codes. The Real Estate Data Aggregator counted 141 homes sold there, up 4.4% from a year before.

In ZIP 23116, the Real Estate Data Aggregator put the median sale price at $550,000, up 1.9% from a year before. The median home went under contract in 14 days. Just over half of homes, 51.2%, went under contract within two weeks of listing. Nearly 4 in 10 sold above list price.
Homes for sale in 23116 fell 6% from a year before, to 63. Supply sits at just 1.4 months. That is a tight market. Pricing a home well matters here.
Ashland area (ZIP 23005): more listings, faster sales
ZIP 23005, which covers the Ashland area, had the bigger jump in sales. The Real Estate Data Aggregator counted 91 homes sold, up 31.9% from a year before. New listings rose 48.5%, to 101. More sellers came to market, and buyers absorbed them.
The median sale price in 23005 was $439,950, down 10.2% from a year before. That is worth noting. Prices dipped, even as sales rose. The mix of homes that sold likely shifted. The median days on market fell to 20 days, 7 days shorter than a year before. And 46% of homes went under contract within two weeks, up 8.5 points.
Months of supply in 23005 fell to 2.1 months, down 0.8 months from a year before. That is still lean. Buyers in the Ashland area have a few more choices than in 23116, but not many.
The national picture adds some context
Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Hanover's median prices are moving differently by ZIP code, which is why local numbers matter more than national ones.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025, as of September 30, 2026. That is a real headwind for buyers. It also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Hanover's sale-to-list figures, both above 100%, tell a different story than the national one.
Growth is coming to the broader region, too. Richmond BizSense reported that Main Street Homes purchased land in late 2024 for the Depot at Fighting Creek project in Powhatan, paying $800,000 for the site. The project would add 30 residential units total. New rental supply nearby is worth watching if you are thinking about the broader market around Hanover.
