One part of Hanover moved much faster than the other this summer

Rates climbed above 7% this fall, according to Realtor.com. That matters. But in one part of Hanover this summer, buyers barely slowed down.

The Real Estate Data Aggregator tracked the three months ending August 31, 2026 across two ZIP codes that cover most of Hanover: 23116, which includes Mechanicsville, and 23005, which covers the Ashland area. The numbers tell two different stories.

ZIP 23116: tight supply, quick sales

The Real Estate Data Aggregator counted 1.5 months of supply in ZIP 23116 for the three months ending August 31, 2026. That is a very thin cushion. Homes here had a median of 15 days on market. Nearly half went under contract within two weeks.

Nearly 36% of homes in 23116 sold above list price, the Real Estate Data Aggregator found. That is not every home. But it is enough that a buyer going in without strong terms may lose out.

ZIP 23005: more room, but also moving faster

The Ashland area ZIP code, 23005, had more supply: 2.3 months, according to the Real Estate Data Aggregator. Homes took a median of 21 days to sell. That is still not slow.

The price jump in 23005 stands out. The Real Estate Data Aggregator shows the median sale price rose 16.3% year over year, to $503,750. Sales volume was up 56.7%. New listings rose 53.8%. This area added a lot of activity in a short time.

ZIP 23116 moved faster on nearly every measure. ZIP 23005 gave buyers a little more time, but not much. Both ZIPs saw nearly half of homes go under contract within two weeks.

What rates are doing to buyers right now

Rates have climbed since this summer's data was collected. Realtor.com reported that mortgage rates crossed above 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate at 7.49% as of the week ending October 7, 2026. Purchase applications fell 2% that same week, CNBC noted.

Higher rates do not stop sales. They do change what buyers can afford and how they approach an offer. In a ZIP like 23116, where supply stayed at 1.5 months and barely budged year over year, that pressure matters more.

Hanover overall: more listings, more sales

Across both ZIPs together, the Real Estate Data Aggregator counted 222 homes sold in the three months ending August 31, 2026, up 9.4% from the same period in 2025. New listings rose 22.7%, to 227. Pending sales climbed 15.8%, to 198. The market added more homes and more buyers at the same time.

  1. ZIP 23116 is the faster, tighter pocket: 15 median days on market, 1.5 months of supply, and more than a third of homes selling above list.
  2. ZIP 23005 gave buyers a bit more breathing room, but sales volume surged and the median price jumped 16.3% year over year.
  3. Rates above 7% are a real cost to plan around.
  4. Your ZIP code, and your price point, shape the strategy more than any county-wide number can.

One more thing worth saying: the numbers above cover full ZIP codes. A single street or subdivision inside either ZIP can read very differently from the whole. Verify school zoning with Hanover County directly, since lines change.
