One part of Midlothian is moving faster than the rest
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slows buyers down. But the Real Estate Data Aggregator counted 504 homes sold across Midlothian in the three months ending August 31, 2026, and the pace was not the same everywhere.
The speed gap is real
ZIP 23113 had a median of 14 days on market, according to the Real Estate Data Aggregator. That was 2 days shorter than the same period a year before. ZIP 23112 sat at 17 days, up 3 days from last year. ZIP 23114 took 25 days, up 6 days from a year ago. Eleven days separates the fastest ZIP from the slowest. That is not a small difference when you are planning a move.
Price tells part of the story
The Real Estate Data Aggregator put the median sale price in 23113 at $777,500, up 10.8% from a year before. That is the fastest-moving ZIP and the highest-priced one. ZIP 23114 came in at $475,000, up 5.6%. ZIP 23112 dipped slightly, down 1.4% to $443,500. Prices rose in two of the three ZIPs, even with rates above 7%.
| 23113 | 23112 | 23114 | |
|---|---|---|---|
| Median sale price | $777,500 | $443,500 | $475,000 |
| Median days on market | 14 | 17 | 25 |
| Months of supply | 2.2 | 2.1 | 1.6 |
| Sold above list price | 43.5% | 34.1% | 34.5% |
More homes, fewer sales
Across all three ZIPs together, the Real Estate Data Aggregator counted 330 homes for sale, up 15% from a year before. New listings rose 8% to 554. But total sales fell 12.7% to 504 homes. More supply and fewer closings is a combination worth watching. It has not pushed prices down in two of the three ZIPs, but it does give buyers more to look at.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Midlothian's 23113 outpaced that by a wide margin. The other two ZIPs were closer to the national pace.
What this means if you are selling
In 23113, the Real Estate Data Aggregator shows that 43.5% of homes sold above list price. The sale-to-list ratio averaged 101%. Pricing to list still works there. In 23114, the same ratio was 100% and days on market grew 6 days year over year. A seller in 23114 needs a sharper price and a patient plan. In 23112, the sale-to-list ratio slipped 0.5 points and the above-list share fell 1.8 points. Not a collapse, but a sign that buyers have a little more room to negotiate.
What this means if you are buying
The Real Estate Data Aggregator counted 1.6 months of supply in 23114. That is the tightest of the three ZIPs, even though it moves the slowest. More homes are coming to market there, up 16.5% in new listings, and sales rose 18.8%. It is active. In 23113, supply rose 1.2 months from a year ago, which is the biggest jump of the three. More options there than a year ago, even at higher prices.
- 23113 is the fastest and priciest part of Midlothian right now.
- 43.5% of homes sold above list and the median sat at $777,500. 23112 is the busiest by volume, with 273 homes sold, but the pace has softened a little.
- 23114 took the longest at 25 days, yet supply is the tightest.
- One ZIP code does not tell the whole Midlothian story, and one street inside a ZIP can read differently from the rest of it.
