One part of Midlothian is moving much faster than another
Midlothian is not one market right now. It is three, and they are reading differently. The Real Estate Data Aggregator counted 504 homes sold across ZIPs 23112, 23113, and 23114 in the three months ending August 31, 2026. That number was down 12.7% from the same months in 2025. But inside that overall dip, the ZIP codes tell very different stories.
The speed gap is real
The Real Estate Data Aggregator put the median days on market at 14 in ZIP 23113. That same measure was 25 days in ZIP 23114. That is an 11-day difference inside the same corridor. If you are pricing or planning around a timeline, that gap matters.
Price tells a different story in each ZIP
| 23113 | 23114 | 23112 | |
|---|---|---|---|
| Median sale price | $777,500 | $475,000 | $443,500 |
| Price change vs. 2025 | +10.8% | +5.6% | -1.4% |
| Median days on market | 14 | 25 | 17 |
| Sold above list price | 43.5% | 34.5% | 34.1% |
| Months of supply | 2.2 | 1.6 | 2.1 |
ZIP 23113 had a median sale price of $777,500, up 10.8% from a year before, according to the Real Estate Data Aggregator. That is a meaningful jump. ZIP 23114 came in at $475,000, up 5.6%. ZIP 23112 was the one ZIP where prices dipped: down 1.4% to $443,500. Not every part of Midlothian is rising at the same pace.
More homes are coming to market
The Real Estate Data Aggregator counted 554 new listings across the three ZIPs in those three months, up 8% from 2025. Homes for sale rose 15%. Buyers have more to look at than they did a year ago. That is not bad news for sellers if the price is right, but it does mean competition for attention is real.
Rates are adding pressure from the outside
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, is forecasting a 30-year fixed rate of 7.4% for the fourth quarter of 2026. Those numbers affect what buyers can qualify for, and they affect how many buyers are active at any price point.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a national figure. Midlothian is its own story. But it is a signal worth knowing.
About 200 townhomes are planned nearby
The Richmond Times-Dispatch reported on October 18, 2026 that approximately 200 three- and four-story townhomes are planned for The Edge at Westchester Commons in Midlothian. That is a notable addition of inventory to the area. It will not affect the numbers above, which cover the three months ending August 31, 2026. But it is worth knowing if you are thinking about the months ahead.
- Midlothian's three ZIPs moved at different speeds and different prices in the three months ending August 31, 2026. ZIP 23113 was the fastest and the priciest.
- ZIP 23114 took the longest.
- ZIP 23112 had the most sales but was the only ZIP where prices dipped.
- One street can read very differently from the ZIP code around it.
- The numbers above are a starting point, not the whole picture for your specific home.
