One part of Richmond City Center is still running on very low supply

Most of Richmond City Center is moving at a steady pace right now. But one pocket is running on almost no inventory at all. That gap matters whether you own a home there or are trying to buy one.

The Real Estate Data Aggregator counted homes across four ZIP codes for the three months ending August 31, 2026. The numbers are not the same from one ZIP to the next. One of them, 23221, stands apart.

ZIP 23221: the tightest pocket in the area

The Real Estate Data Aggregator counted just 19 homes for sale in ZIP 23221 during that period. That is down 32.1% from the same months in 2025. Supply fell to 0.9 months. Homes sat on the market a median of 9 days, which is 7 days shorter than a year before.

The median sale price in 23221 was $689,000, according to the Real Estate Data Aggregator. That is down 6.8% from the same period in 2025. So prices dipped a little, even as supply shrank and speed increased. That combination is worth paying attention to.

The Real Estate Data Aggregator also found that 60% of homes in 23221 sold above list price during those three months. That share is up 23.1 points from a year before. The average sale price came in at 103.8% of list, up 2 points from 2025.

For buyers, 0.9 months of supply means very little room to wait. Clean terms and good timing carry real weight in a market this thin. For owners, the data shows that preparation still matters: even with low supply, the homes that sold above list were priced and presented well.

The rest of Richmond City Center: more inventory, more variation

The other three ZIP codes tell a different story. None of them are slow, but none are running at 0.9 months either.

ZIP 23220 saw its median sale price rise 21.6% to $590,000, according to the Real Estate Data Aggregator. Sales volume was up 20.4% from a year before. But months of supply there sat at 2.1, and homes took a median of 16 days to sell. Nearly 3 in 10 homes (28.8%) sold above list, down 12 points from 2025.

ZIP 23230 had a median sale price of $500,000, up just 1.4% from 2025. The Real Estate Data Aggregator counted 45 homes sold there, down 13.5% from the year before. Supply held at 2 months. About a third of homes (33.3%) sold above list, down 16.7 points from 2025.

ZIP 23223 had the most activity. The Real Estate Data Aggregator counted 196 homes sold, up 21% from 2025. The median sale price reached $365,000, up 9.9%. Supply dropped to 1.8 months. Pending sales rose 24.2% from a year before, the strongest momentum of any ZIP in this group.

The wider picture: rates and the Richmond metro

Rates are not helping buyers right now. CNBC reported on October 28, 2026 that the average 30-year fixed rate on conforming loans was 7.37%. Fannie Mae, as reported by CNBC on October 14, 2026, forecast that rate averaging 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027.

Even so, CNBC reported that mortgage purchase applications rose 4% for the week ending October 28, 2026. Some buyers are still moving. Realtor.com reported on September 30, 2026 that the Richmond metro median home price reached $439,925 in September 2026. That puts the 23221 median of $689,000 well above the metro middle.

Realtor.com also noted on September 30, 2026 that 21.3% of listings in the Richmond metro had seen a price cut in September 2026. That share is real and worth knowing. It is a sign that pricing still has to be right, even in a market with limited supply.

Across all four ZIPs combined, the Real Estate Data Aggregator counted 424 homes sold and 362 pending sales for the three months ending August 31, 2026. Sales were up 12.5% from a year before. Inventory fell 2.8%. The area as a whole is moving.

In short
  1. ZIP 23221 is running at 0.9 months of supply with a 9-day median and 60% of homes selling above list.
  2. The other ZIPs in Richmond City Center are active but more measured.
  3. Across the full area, sales are up and inventory is down.
  4. Rates at 7.37% (CNBC, October 28, 2026) are a real factor for buyers, but applications are still rising.

One street can read very differently from the ZIP code around it. A home on a quiet block in 23221 may move faster or slower than the median suggests. The same is true in 23220, 23230, and 23223. If you want to know where your specific address sits inside these numbers, send me a note.
