One part of Richmond City Center is still very tight for buyers
These numbers cover the three months ending August 31, 2026. Realtor.com reported Richmond's median home price at $435,000 in October 2026. That number alone tells you this market is not cheap. But inside Richmond City Center, the story splits depending on exactly where you are looking.
ZIP 23221: the tightest corner of the market
The Real Estate Data Aggregator counted just 19 homes for sale in ZIP 23221 during the three months ending August 31, 2026. That is down 32.1% from the same period a year before. Supply is thin, and it got thinner.
Less than one month of supply means demand is absorbing homes almost as fast as they arrive. The Real Estate Data Aggregator put the median days on market at 9 in ZIP 23221. That is 7 days shorter than the same period in 2025.
The Real Estate Data Aggregator found that 60% of homes in ZIP 23221 sold above list price. That share jumped 23.1 points from a year before. Buyers in this ZIP are competing, and the data shows it.
The median sale price in ZIP 23221 was $689,000, according to the Real Estate Data Aggregator. That is down 6.8% from the same period in 2025. So prices dipped a little, but buyers are still paying over list on most homes. Sellers priced well are getting strong results. Sellers who overprice are likely losing ground, because buyers here are watching value closely.

The wider picture: rates and the national market
Rates are not helping buyers anywhere right now. Redfin reported the weekly average mortgage rate at 7.24% for the four weeks ending November 1, 2026. Realtor.com noted rates peaked at 7.40% in mid-October 2026. That translates to real pressure on monthly budgets.
Redfin put the median monthly mortgage payment in the U.S. at $2,777 for the four weeks ending November 1, 2026. Nationally, Realtor.com reported pending sales down 10.5% year over year in October 2026. Richmond City Center's overall pending sales, by contrast, rose 5.8% in the same period, per the Real Estate Data Aggregator. This market is holding up better than the national trend.
What this means if you own or are buying in Richmond City Center
