Prices rose sharply in Manakin Sabot while national growth stayed modest
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In Manakin Sabot, the Real Estate Data Aggregator counted a 22.4% jump in the median sale price over the three months ending August 31, 2026. That gap is worth knowing if you own a home off Broad Street Road or Manakin Road.
The Real Estate Data Aggregator put the local median at $900,000. The Federal Housing Finance Agency put the national year-over-year gain at 2.6%. Manakin Sabot ran at nearly nine times that pace. That does not mean every home here will match the median, but it tells you this market is moving on its own terms.
More homes sold, fewer were listed
The Real Estate Data Aggregator counted 45 homes sold in ZIP 23103 in the three months ending August 31, 2026. That is up 50% from the same period in 2025. At the same time, new listings fell 27.7%. Fewer homes coming to market while sales climb is exactly what pushes prices up.
Sellers are getting over asking price
The Real Estate Data Aggregator found that 40% of homes in Manakin Sabot sold above list price in the three months ending August 31, 2026. That share was up 10 points from a year before. The average sale came in at 104% of list price, up 3.3 points. Not every home cleared list, but 4 in 10 did.
The national picture looks different
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also found that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Manakin Sabot did not follow that script. Supply here is thin at 2.2 months, according to the Real Estate Data Aggregator, and homes are selling in a median of 21 days.
