Richmond City Center is still moving, even with more price cuts across the metro
These numbers cover the three months ending August 31, 2026. That is the story. Here is what it means for homeowners in Richmond City Center.
Realtor.com reported that 21.3% of Richmond metro listings took a price cut in September 2026. That is a real signal. It tells you some sellers are starting too high. But it does not tell the whole story for every street inside the city.
Inside Richmond City Center, the Real Estate Data Aggregator counted 424 homes sold across the four ZIP codes in just three months. That is up 12.5% from the same period a year before. Sales volume is not shrinking here.
More buyers are going under contract. Fewer homes are sitting available. That combination matters when you are deciding how to price.
The four ZIP codes are not the same market
This is where it gets important. The Real Estate Data Aggregator breaks the city into ZIP codes, and they read very differently from each other.
| 23221 | 23220 | 23230 | 23223 | |
|---|---|---|---|---|
| Median sale price | $689,000 | $590,000 | $500,000 | $365,000 |
| Median days on market | 9 | 16 | 11 | 17 |
| Months of supply | 0.9 | 2.1 | 2 | 1.8 |
| Sold above list price | 60% | 28.8% | 33.3% | 28.6% |
| Sale-to-list ratio | 103.8% | 99.5% | 101.1% | 99% |
ZIP 23221: the tightest corner of the market
The Real Estate Data Aggregator counted just 0.9 months of supply in ZIP 23221 for the three months ending August 31, 2026. Homes here sat a median of 9 days before going under contract. That is 7 days shorter than the same period a year before.
60% of homes in 23221 sold above list price. The average sale came in at 103.8% of list. Both figures improved from a year ago. Median sale price was $689,000, though that is down 6.8% from the year before. Price and pace do not always move together.
ZIP 23220: more inventory, prices still climbing
The Real Estate Data Aggregator counted 118 homes sold in ZIP 23220, up 20.4% from a year before. Median sale price rose 21.6% to $590,000. That is the strongest price growth of any ZIP code in this group.
Homes here took a median of 16 days. Supply sits at 2.1 months. Nearly 3 in 10 homes, 28.8%, sold above list. That is down 12 points from a year ago, so the edge has softened a little. But volume and price are both up. Buyers are still active.
ZIP 23230: steady, with a little more competition for time
The Real Estate Data Aggregator counted 45 homes sold in ZIP 23230, down 13.5% from a year before. Median sale price was $500,000, up just 1.4%. Days on market came in at 11, two days longer than the same period last year.
Nearly half of homes here, 48.6%, went under contract within two weeks of listing. That is the highest two-week rate of any ZIP code in this group. The average sale came in at 101.1% of list. Fewer homes sold, but the ones that did moved quickly.
ZIP 23223: the most active by volume
ZIP 23223 had the most sales of any ZIP code here. The Real Estate Data Aggregator counted 196 homes sold, up 21% from a year before. Pending sales rose 24.2%. Median sale price was $365,000, up 9.9%.
Supply fell to 1.8 months, down 0.5 months from a year ago. Homes took a median of 17 days, three days shorter than last year. The average sale came in at 99% of list. Buyers here are not routinely going over asking, but they are moving faster.
Rates are making buyers more careful
CNBC reported the average 30-year fixed mortgage rate fell to 7.41% from 7.50% in the most recent week. That is still high. CNBC also reported that purchase mortgage applications fell 7% for the week and were 18% lower than a year before.
Realtor.com reported that rates topped 7% for the first time since January 2025 during September. That context matters. Buyers are still out there, but they are watching costs closely. Pricing a home well is not optional right now.
What this means if you own a home here
The metro-wide price cut number from Realtor.com is real. Some sellers are chasing a price the market will not pay. But Richmond City Center is not one market. It is four ZIP codes with different supply levels, different price points, and different buyer behavior.
One street can read very differently from the ZIP code around it. A home in 23221 near the Fan or Museum District is not the same story as one in 23223 near Church Hill. The numbers above are a starting point, not a finish line.
- Price cuts are up across the Richmond metro, per Realtor.com.
- But inside Richmond City Center, the Real Estate Data Aggregator shows more homes sold, fewer available, and buyers still going above asking in the tightest ZIP codes.
- Pricing and preparation still decide the outcome.
- The demand has not gone away.
